We’ll start by meeting to discuss your needs, wants, and goals. During this time, we’ll also review your financial situation to help determine your qualifications and clearly define our agency relationship.
You'll meet with a mortgage lender to review your finances and secure a pre-approval letter, this will help clarify your budget.
We'll begin touring properties that fit your criteria. You'll gain a better understanding of the current market, and we'll arrange viewings of homes that align with your lifestyle and budget.
We'll perform a comparative market analysis to ensure it's priced appropriately. Then, we'll craft and submit a strong well structure offer that reflects both market conditions and your best interests.
Your offer will be presented to the seller. If accepted, we'll move forward by signing the purchase agreement and submitting your deposit to secure the home. We'll work together to negotiate the best possible outcome.
We’ll review the property condition disclosure statement provided by the seller. We’ll also schedule a professional home inspection to assess the home’s condition and identify any potential issues.
After the inspection, we'll review the findings and if necessary we'll negotiate repairs or adjustments to the agreement.
You'll submit any final documents required by your lender to move forward, we'll ensure that everything is completed accurately and on time.
If required by the lender, a home appraisal will be completed. During underwriting, your loan application and documents will be reviewed. Additional documentation may be requested at this stage.
Once underwriting is complete and all conditions are satisfied, you’ll receive your official loan commitment and final financial approval.
We’ll ensure all contract contingencies have been addressed, including inspection outcomes and financing approvals. Any amendments needed will be signed at this stage.
You’ll select a homeowner’s insurance policy and provide proof of coverage to your lender and lawyer before closing.
As closing day approaches you'll meet to sign all required documents including mortgage paperwork and legal disclosures.
Your lender will send the mortgage funds to your closing lawyer. You'll also provide your down payment at this time, bringing everything together for a successful closing.
Once the title is transferred and the deed is officially recorded, the keys are yours! You now take possession of your new home and can start this exciting new chapter.
